Councils and the construction industry praised the government’s scrap on the housing borrowing cap. There is a focus on the need for higher quantity of homes. But it is important to remember that new housing built in the UK is in need of improvement when it comes to quality. Kreo Software Ltd claims the answer is to modernise pre-construction planning.

The construction industry hailed the government's decision as necessary if it wants to resolve the housing crisis. Theresa May's government recognised the reason behind slow progress on building new homes stemmed from councils being too poor to build. While this decision may increase the number of homes, we must learn from incidents such as Grenfell and make sure large residential buildings are built with care.

Building for quality is as important as quantity

According to a 2017 Housing Forum Report, "local authority planning and building control departments are under-skilled as well as under-resourced". If local authorities can't review designs properly, they will see further problems down the line. Accuracy matters right from the start, as it directly affects budget and schedule. If projects do not get allocated enough budget or time, they will see cost-cutting on materials and rushed jobs. While the government may see the number of homes rise, if the quality stays the same or worsens, the housing crisis will only deepen.

The entire construction industry runs on razor-thin profit margins and much of the problem stems from poor pre-construction planning. Despite the government's best efforts to modernise it, the industry still relies on 2D drawings and Excel spreadsheets. This means that pre-construction planning is time-consuming and expensive. It's no wonder so many construction companies cut corners in planning stages.

By getting the pre-construction planning phase wrong, contractors risk bidding under budget and schedule for projects. That's a reason why the majority of construction projects in the UK end up running over budget and over schedule, leading to fines, and in the worst case (e.g. Carillion’s), company collapse.

AI and the future of construction

The construction industry has been slow to modernise globally, with only a few companies taking advantage of today's time-saving technologies.
